Banglarbhumi is the online web portal of Land and Land Reforms and Refugee Relief and Rehabilitation Department launched by the Government of West Bengal. Banglarbhumi can be used to retrieve the information about the Lands and properties such as owner, plot number, land area, property value and the present owner. These details are of great importance to a general buyer or the owner of the land required.

Banglarbhumi is the Web Land Records official website for West Bengal State. If someone wants to buy any land, it is necessary that one should check for the Land details such as_ in whose name is the name of the land, or who owns the land in current. Banglarbhumi will help the entrepreneurs intending to set up industries know the actual infrastructure available at the proposed sites. In the portal, land users will get various options like maps and land details. One can also see data related to his block by just filling in the name of his/her district and block.

Registration of Deed

The Deeds registration procedure can be viewed through this link http://wbregistration.gov.in.The e-Appointment for Registration of Deed can be done in this website. The E-Payment is compulsory if Stamp Duty payable is more than Rs.10,000/- or Registration Fee payable is more than Rs.5,000/- or both.

The Registration has been integrated with Income Tax for verification of PAN of the parties at the time of registration of deeds. Registration of the property is a full and final agreement signed between two parties. When the property is registered to the buyer becomes the lawful owner of the property.

Online Mutation Application Process

Mutation is the change of title of property from one person to another when the property is sold or transferred. Mutation can be done only after the Registration of the property. Use the link Banglarbhumi.gov.in  which directs the users to the home page of Land and Land Reforms and Refugee Relief and Rehabilitation Department.

  • The application form for mutation is available in the online web portal of Banglarbhumi.
  • User must fill all necessary details correctly or else the application will get rejected.
  • Once the application form with appropriate details is submitted, an application number will be generated for the user which allows the user to check status about their application form.

Fees Payment method

Once the registration has been done, pay the fee from the Online Application menu and click on the Fees Payment option. Then fill up the Request Type, Application number and submit ‘Next’ for payment options.

  1. If the fees paid through ‘online mode’ (Netbanking and Debit Card option of GRIPS) then the Mutation Case number will be registered immediately.
  2. If the fees paid through ‘counter payment’ option of GRIPS then you can verify your payment and Register your case through Application- GRN Search from Online Application option.

Online Request for Certified Copy of ROR/Plot Information/Plot Map

The citizen of West Bengal has to get Banglarbhumi Certified Copy’s of Khatian, Mutation, Plot Information, ROR, Mauza Maps. To apply for the certified copies one must follow the simple steps given below:

  • Click on the Service Delivery in the menu and then select ROR Request/PI Request/Plot Map Request optain.
  • Then fill up the details and press ‘calculate fee’.
  • Now, proceed for payment option through ‘online mode’ and make the payment.

Property Information

Please follow the below given instructions or steps to get the information about the Land records:

  • Step 1: In the menu you will find the Citizen Service option under which select “Know Your Property”.
  • Step 2: Now you need to give the details of District, mandal/blocks and mouza(village).
  • Step 3: Then you can search for the required information either by using plot number or khatian number.
  • Step 4: Now enter the appropriate numbers and submit the information, you will get details needed.
