Maa Bhoomi - Telangana Land Records

Maa Bhoomi website is an initiative by the Telangana Government to digitise all land records in the State of Telangana. Property or landowners in Telangana can easily access Government land records through the website. Maa Bhoomi portal data includes survey number, the extent of Land, tax, owner name or pattadar name, nature of the Land and crop etc. Pahani for all Land in the State of Telangana can also be downloaded from the Maa Bhoomi website.

Pahani or Adangal

A Pahani or Adangal is an important legal document related to Land. Pahani is issued by Tahsildar, as it contains details of the Land.

Where to apply for Pahani or Adangal?

One can apply for a current years copy at the nearest Meeseva centre in Telangana with an Application Form. (Click here to download current Adangal application form) Old Pahani or Adangal copies can be applied at concerned Tahsildar office with old Adangal application form. The old copies are issued manually, which is time-consuming and depending on the availability of Revenue officials, It can take from a few days to weeks to get copies.  (Click here to download old Adangal application form)

Time & Fee for apply Pahani

It will take 15 minutes to get a copy from the Meeseva centre. It cost Rs.35 per copy at Meeseva.

Check Pahani or Adangal Online 

The user can also check pahani or adangal documents online in the State of Telangana by following the steps below: Step 1: Visit the webpage of Maa Bhoomi. Step 2: Go to Pahani in Menu bar. Click on "Your Pahani" to view the details. Image-1-Maa-Bhoomi Step 1 Maa Bhoomi Step 3: In this page, the user has to enter Survey Number or Account Number or Adhaar Number. Step 4: Select District Name, Zone name and village name from the drop-down menu. Step 5: Now Click on Button. Image-2-Maa-Bhoomi Step 2 Maa Bhoomi Step 6: Land details such as Landholder Name & His Father Name, Khatta Number, Survey number & Adhaar number will be displayed. Step 7: By clicking on Pattadar Name, the page will be redirected to the next page where the user can see all details regarding the Land (as mentioned above). Step 8: To take print of Pahani click on the print option in the side menu.

View Village Pahani in Maa Bhoomi

Step 1: Visit the webpage of Maa Bhoomi. Step 2: Go to Pahani in Menu bar. Click on "Grama Pahani" to view the village details. Step 3: In this page, the user has to enter District Name, Zone name and village name. Select these all from the drop-down menu. Image-3-Maa-Bhoomi Maa Bhoomi Step 5: Now Click on Blue Button. Step 6: Village Pahani details will appear in the screen

Record of Right (ROR 1B)

ROR document contains ownership details of the property. It is one of the most important documents related to Land. The Record of Rights register is maintained in the Tahsildar office for every village separately.  It contains 14 columns and includes the name of the khatadar or father name of the khatadar, khata number, survey number, classification of Land, extent held by khatadar Land Revenue.

Procedure for Applying for ROR 1B

The user can apply ROR 1B at the nearest Meeseva centre with an application RRO 1B and pay Rs.25 as service charge. They can get ROR 1B within 15 minutes or 7 days. Download ROR-1B application form.

Check ROR 1B online 

The user can also check ROR 1B online on Maa Bhoomi website by following the steps below: Step 1: Visit the webpage of Maa Bhoomi. Step 2: Go to IB in the menu bar. Click on "Your ROR 1B" to view their ROR details. Image-4-Maa-Bhoomi Image 4 Maa Bhoomi Step 3: In this page, the user has to enter Survey Number or Account Number or Adhaar Number. Step 4: Select District Name, Zone name and village name from the drop-down menu. Image-5-Maa-Bhoomi Image 5 Maa Bhoomi Step 5: Now Click on the blue button. ROR details will be displayed. The user can also view their Encumbrance & Market Value by clicking on the button given on this page.

View Village ROR 1B in Maa Bhoomi

Step 1: Visit the webpage of Maa Bhoomi. Step 2: Go to IB in the menu bar. Click on "Grama ROR 1B" to view their village ROR details. Step 5: Now Click on Blue Button. Step 6: Village ROR 1B details will appear in the screen

Tippan of a Land

Tippan is an essential survey document prepared in the field while doing a survey. It is a document which contains field measurements parcel wise (For each survey boundary). Know more about FMB sketch.

To view Tippan in Maa Bhoomi

Step 1: Select Tippan from the Home page of Maa Bhoomi. Step 2: In this page, the user has to select District Name, Zone name and village name from the drop-down menu. Image-5-Maa-Bhoomi Image 5 Maa Bhoomi Step 3: Enter the survey number and Click on the blue button. The user can see the Land Tippan.
