State Government sets the unit rates of land in Andhra Pradesh from time to time. Property registration charges and the stamp duty are calculated based on the unit rates of land maintained by the Andhra Pradesh Government. Property value managed by the Government will be revised periodically as per market value and fair value. Agricultural Land Value Certificate is used to prove the fair value of property in a particular area in a District. Importance of Land Value Certificate
The following are the importance of obtaining the Andhra Pradesh Agricultural land value certificate:
- The land value certificate is used to get property description details recorded on the Registration of Property
- The document is to provide the valuation of current land value as on date
- The Land value certificate is providing the year of valuation and the time of assessment
- The land value certificate is necessary to get a loan from the bank
Note: It is recommended for landowners to check and obtain a land value certificate every 3 to 5 years.
Unit Rate of Agriculture Land
Fair Value or Unit rate of agriculture land is calculated and notified by the Andhra Pradesh Government. Rate is evaluated based on the importance of plot, the type of road, road access and the nature of the land. In Andhra Pradesh unit rate of land can be checked through Andhra Pradesh Government Registration & Stamp Department webpage.
Click on Agriculture land option and select District, Mandal and Village option from the drop-down menu.
In the next page, the unit rate of an Agriculture land will appear.
Provide survey number for getting unit rate based on survey number.
Documents Required
The following documents are necessary for obtaining agriculture land value certificate in Andhra Pradesh.
- Application Form
- Registration Document
- Pattadar Passbook
- Title Deed
- Encumbrance certificate issued by the sub-registrar on the date mention on it
Processing Time
The processing time to issue the certificate is within 30 days from the date of application.
Applicable Fee
The applicant has to pay the user charge of Rs.35 in the MeeSeva Franchise. In addition to the above, the applicant needs to provide Rs.33 for obtaining a certificate through the post. If the applicant is a non-locality applicant they have to pay Rs.16.
Applying Agriculture Land Value Certificate through MeeSeva Franchise
The following are the procedure for applying Agriculture Land Value certificate through the MeeSeva franchise:
Step 1: The applicant needs to visit the nearest MeeSeva Franchise.
Submit an Application
Step 2: The applicant needs to submit the application in the prescribed format for Agriculture Land Value certificate at MeeSeva Centre. Provide the following details in the application form.
- Address of Farmer
- Details of land – Survey number, Extent of land and Land units
- Informant details

Note: Mention the mode of delivery of the certificate.
Step 3: Submit all supporting documents (as mentioned above) to the MeeSeva Centre service operator.
Fee Payment
Step 4: Pay the applicable fee to MeeSeva operator for processing Agriculture Land Value application. After payment, the request for Agriculture Land Value certificate will be forwarded online to the concerned authority.
Note: MeeSeva service operator will issue a receipt with the Agriculture Land Value certificate application number. The applicant will receive the application number to the registered mobile number.
Step 5: The concerned authority, i.e., Tahsildar, will process the Agriculture Land Value certificate online and after successful verification, the component authority will approve the Agriculture Land Value certificate request.
Application Status
Step 6: The applicant will receive the Agriculture Land Value application status through SMS. The applicant can also check application status by visiting the MeeSeva website home page. Enter the application number and click on the Go button; the application status will appear.
Verify Agriculture Land Value Certificate
Step 7: After the acceptance of the applicant’s Agriculture Land Value request, the applicant will receive an SMS to the registered mobile number regarding approval of the application. Verify the Agriculture Land Value certificate in MeeSeva portal by entering application number.
Get Agriculture Land Value Certificate
Once the Tahasildar approves the request, then Agriculture Land Value Certificate will be dispatched through courier from franchisee to the applicant’s address if the delivery type is Speed post local or non-local.
If delivery type is manual, then the applicant can collect the Agriculture Land Value Certificate from MeeSeva franchisee where they have applied for the Certificate.
